you are not using a real estate broker or agent -- we can help
you market your property on the internet inexpensively and
without any hidden costs or obligations. We charge a flat rate
to list your property on our website. You do not pay any
commission or any other charges or fees if you sell or rent
your property as
a result of our service.
By listing your
property on our website, you will be using the power of the
internet to achieve the result you want -- the sale or rental
of your Catskills region property! Internet advertising is
more effective than traditional advertising sources because
your property listing will provide detailed information and
photographs to a wider audience. Plus, your advertising

Q:
Is Catskills “By Owner”, LLC a real estate agency and/or employ real
estate brokers?
A: No, we
are an advertising service. Our primary function is to market your
property, giving it a wider exposure to potential customers. The
buyer and seller interact directly.
Q:
How does Catskills “By Owner”, LLC advertise?
A: Most of our marketing
is devoted to keeping our internet search
ranks for real estate, vacation rentals and timeshares in the
Catskills region in the top three returns on major search engines
such as Google and Yahoo. We also advertise in area magazines,
summer and winter guides, newspapers and through chamber of commerce
and visitor bureau websites.
Q:
How do I get started to post a new property listing?
A: First
you must visit our Owners
Administration Center. Here you will be able to register with
Catskills “By Owner” and obtain your Username and Password. Once
you register, your ready to post a new property listing. To see an overview of the listing process for both real estate for

Q:
How do I pay for my listing?
A: You
can pay on-line with Visa and MasterCard through our secure-pay
system. If you do not have Visa or MasterCard, please contact us at info@catskillsbyowner.com
or (518)891-9919 to arrange another form of payment.
Q:
How do I put photos on my listing?
A: It’s
easy! After you have submitted all of the necessary information about
your property, you will be directed to the photo
management center which will walk you through the process of
uploading up to eight photos. You must have electronic copies of
your photos in .jpg file format ready to use on your computer or
disc. If you do not have digital photos or cannot upload your
photos, please contact us at info@catskillsbyowner.com

Q:
Why do some photos that I upload look better than others?
A: Photo
quality can depend on several factors. Make sure you are taking your
photos on a bright, sunny day to ensure good light levels. Scanning
photos to upload will work, but if at all possible, try using
digital photos. Do not re-use photos from a printed publication as
this can cause poor quality.
Q:
How soon will my listing be posted?
A: After
you complete the new listing process, your listing will be posted
immediately.
Q:
How long will my listing appear on the Catskills “By Owner”
website?
A: All
listing contracts are for a one year period, which runs from the
date of your posting. You can check your renewal date and renew at
any time by logging onto our Owner
Administration Center. You will also be reminded by email as
your expiration date approaches.
Q:
Can I make changes to my listing throughout the year term?
A: Yes,
using the Owners
Administration Center, you can edit, change and add to your
listing whenever the need arises.
Q:
I forgot my Username and/or Password --- what can I do?
A: No
problem, just visit the Owners
Administration Center and you will be directed on how to have
your information emailed to you.
Q:
What is a ‘Last Minute Special’?
A:
Catskills "By Owner", LLC has a unique feature that allows rental
owners to post last minute specials, availabilities
within the next four weeks that are offered at a reduced price. Last
Minute Specials are posted prominently at the top of the property listing page.
There is also a separate page dedicated to ‘Last Minute Specials’
which summarizes all current specials for visitors to the site.

(vacation rental listings only), your phone number, links to your
email and personal website (if you have one), and a targeted
search program which allows visitors to find your listings by
using multiple search options.

TO LIST YOUR PROPERTY WITH US
If you are ready
to list your property on our website click here
or on the "List
Your Property Now" button on this page. First, you will register with Catskills
"By Owner". You may then use your Username and
Password to post one or more property listings on our website. You will be
required to use a
Visa or MasterCard for payment of the $199 listing fee using our secure system.
(If you do not have Visa or MasterCard, please call us at
(518)891-9919 before registering or starting the listing process so that
we may provide you with instructions for mailing in a payment by
check.) You must have internet access and an email address to
register and list a property using our on-line system.
If you do not have
internet access or email -- don't worry -- we can personally
assist you with the the listing process! Just send us an email
or give us a
call at (518)891-9919 and let us know your mailing address.
We will mail you a listing form that you may fill out by hand,
sign and mail back to us along with your photographs (if any) and
payment. We will then add your listing to our
website for you. We will even print out a copy of your
listing page and mail it to you at your request.
Sorry, but no
refunds are offered if your property is sold/rented before
expiration of the period paid for or if you decide to remove
your listing from our website for any other reason.
